Then Sarah from Homeland Real Estate in Liverpool entered the picture and saved the day for Derek and his family. He ended selling both the homes for a great price. In the property market, I’ve never ever experienced anything until I negotiated to sell the property at Epping belonging to my mother. I was quite naive and I went to see the local real estate agent there. We were contracted to sell through this agency and straight away but I was turned off with her demeanour. I was not happy and I was getting a little bit stressed because we were trying to sell mom’s place on a fairly short notice.
It seemed to accelerate when we got Sarah into the picture and we just sort of took it from there and we finally sold it. We got the price that we wanted.
But the main reason we signed with this agent was because she was the only one in Epping and she thought she was the bee’s knees, she could sell ice to Eskimos and she had the monopoly. I’d heard a few stories about her, and I thought, “Well, I’ll make my own opinion,” because I don’t take people at face value. And like I said, shortly down the track, I wasn’t happy. The agent said she was going to make it a quick sale and I said “Yeah, okay, quick sale,” but the investor was on holidays, his brother was going to have a look, then his mother was going to have a look and it just dragged on, and on, and on.
Until I met Sarah I thought all real estate agents were like used car salesmen, they bullsh*t straight from the start anyway, until such time as I ripped the contract up and informed them over the phone that I was no longer selling.
We saw a place for sale in Toggerai Street and I thought I might look at that instead of buying a block of land and building. It was a fairly large place. Homeland had this property for sale, so I made a phone call and they said, “An agent would meet you out there to have a viewing”, so we went out and had a look and that’s where we met Sarah. I found her to be easy going, very informative, came around for a cup of tea to explain the process. The cup of tea lasted about two hours and we were fully informed and I thought, “Well, yeah, okay, we’ll get Sarah to sell Mom’s place.”
She guided us which was what I was looking for. I mean, I’m not a mug but I didn’t know the field that I was getting myself into and I needed guidance and it was there right from the start. When she said she’d take the property and sell it for us, she had an investor that wanted it.
Her persistence, honesty and the fact that she spent time with us, it wasn’t just a phone call saying, “Oh yeah, this, that and the other.” She actually visited Mom, she visited me and Diane and she sat and explained every step of the way. It was like puppy-walking and then she sold our place.
She kept in touch and there was phone calls all the time, inquiring “How’s your mom?” You know, it was more like a family. The thing is, I had no experience whatsoever of selling or buying, so we got puppy-walked through the two sales. She is worth every penny that we paid in commission, because we listed at $500,000 that was the medium around the area, and she said, “Well, I think I can get $525,000” so it was listed at $525,000 and I think it was four or five interested parties came in one day and they were asked to write their bids on paper, and one guy bid $551,000. We’ve ended up with $26,000 more than what it was listed it at and that’s a good result for me. We were over the moon, couldn’t get up here quick enough. It stopped me working full-time.
