There is a real difference between Homeland Real Estate and the other agencies in the area. Daniella explains the reasons why she was happy to pay a little bit more to get the best price for her home.
Daniella says ‘We knew that we weren’t going to be up for advertising if the sale didn’t go through’ as one great reason why she chose Homeland Real Estate.
Mislead by other agents
Daniella: My name is Daniella. We just sold our property Horningsea Park.
Daniella: We sold our company with Homeland Real Estate. We chose Homeland Real Estate because we like their approach. We’ve been burned a couple of times at auctions before and we like the fact that they didn’t necessarily opt in to open houses straight away. We like the fact that they were pre-qualifying buyers and making sure that they’re getting the right people through the house.
I think you set your hopes on something and do all the pre-checks and all that kind of stuff and and you go there with the option to buy obviously. We were given ranges from real estates that weren’t realistic. We basically went and we missed out on a few properties that we really loved. I think we just sort of felt it was kind of a rigged operation and we didn’t want to go down that path as well.
We’ve also seen people who were passed in because they didn’t get the price that they want so it’s very unpredictable and stressful I think. We didn’t want to lock ourselves into that and then at the end of the day potentially not sell at the price we wanted.
The reason we chose Homeland
We probably had about four or five agents come through to assess the property before we made a decision on who to go with. They’re all obviously very strongly opinionated in terms of what option they wanted us to use and go through. That’s what we liked about Homeland. They were very up front and they were very family kind of driven. They were very friendly and they took our opinion into account as well. We obviously lived in the area for a while, so we were aware of what houses were going for and what they were selling for. We appreciated the fact that they took into account that we knew our area really well as well.
We had a few agents that came through that wanted to charge for advertising. I think when we’re looking at a very social media type era, we couldn’t understand where that cost came into play because often everything’s listed online. When Homeland came through, they gave us other options and said, “Look, you know we can play around with things and if in time we need to add stuff along the way we can do that, but in the beginning, obviously, we are using online as our main source and the cost is minimal when you compare to things like newspapers and fliers and all that kind of thing.
We were happy to pay a little more to get the best price
It made us a little more comfortable as well because they were competitive with the market even though they onboarded the cost of their advertising. They were a little bit more but I think in the scheme of things, we were happy to go with Homeland and pay a little bit more because one, we knew that we weren’t going to be up for advertising if the sale didn’t go through and also because we were more confident that they were going to get us the price that we wanted so there was no point in paying less commission on potentially tens of thousands of dollars less in a sale price.
We knew it was the most they were prepared to pay because originally when they came through, they had made a slightly lower offer. Rocco’s approach was sensational in terms of we knew we had a few extra people that were coming through the property in the next week so he made that very clear, obviously, to the buyers at the time so they knew if they didn’t come to the party with their maximum, we potentially may have sold it to somebody else. He always had our best interests at heart, but he was also very up front with us in terms of this is what I think is their maximum. I can get them to this. Are you happy with this price? We were. We were very happy with the outcome.
I think research is key. We read a few books in terms of how you can get trapped and how you can get conditioned, I guess, in terms of understanding agent’s tricks. We did a lot of that research and a lot of what we read and what we came across led us to believe that we were in the right hands with Homeland because they weren’t trying to condition us. They weren’t feeding us B.S. In the end, we thought, no we’re going to go with them because they’re up front and matter of fact and only the truth. I think that’s the best way you can approach selling your home because that’s what it is at the end of the day.
Interviewer: Are you glad you used them?
Daniella: Yes, absolutely. The reason why I think that we weren’t just a commission on their books is that they knew our situation. They knew our family. They got to know our family very well. The kids got excited every time Rocco called and wanted to come around. Rocco’s coming!
Not only that, he was very up front. If he felt that someone had placed an offer that was much, much lower than what we had expected, he basically laughed it out the door. He said, “No, we’re going to let that one slide. We know that we can get better than that and we know that the house is worth more than that. These people are just obviously trying to play hardball. Everybody wants to negotiate. At the end of the day, they’re going to start at their lowest.” He wasn’t even prepared to consider it and that’s when we knew he had our best interests at heart. He’s good.
I think that’s important because it’s not about how many houses you sell. It is, obviously. They’re in business and the more they sell, the better for them, but I think more than anything that they were prepared to stick it out with us. It wasn’t a matter of just getting rid of us and moving on to the next person. They knew even if it took a little bit longer, they were going to get the best outcome for us.
The difference between Homeland and the other agents
Daniella: I think at the end of the day, that’s what nailed it for us in terms of we had a lot of agents come through but they were very persistent as well. They kept in touch with us every couple of months because they knew we were building a new property, that we weren’t ready to sell yet. We’ve become very close in terms of first name basis, how’s it going? Where are you up to?
Interviewer: Was it all the agents or just Homeland?
Daniella: No, Homeland in particular and that persistence stood out to me because I thought they’re actually really taking the time to invest here in where we’re at and what we need moving forward. In addition to that, like I said, when they came through and they had their, you know they all have their pitch, and it was at that point that we thought yes, they’re a little bit out of the area, but they took into account the fact that we had lived their for so long and we knew what was happening in the area and they used that to their advantage when they were trying to sell so that was a big winner for us.
Daniella: When we were buying our property, we bought out of area. We had no concerns about the agency being in another area because we know that people when they can’t afford in one typical area they’ll start to look at the next suburb out so we had no concerns about that at all.
