We use the same agency we bought the house through
Nikki: Hi, my name’s Nikki. Recently sold my property at Lurnea. We went back with Homeland Real Estate. They were the real estate agency that sold us the property to start with. So we used them again. We went through Rocoo at Homeland Real Estate. We went through one other agent when we were looking to buy when we purchased this property. We didn’t feel comfortable with them with the first property that we invested so we went back to one we felt like we could trust. I’m what you see is what you get type of person so I take someone’s face value for who they are and Rocco came across as a very genuine man and I felt comfortable with him, and hence why we continued the journey with him.
Not just another number to Homeland
I’ve heard negative stories about other real estates. One, I think they push their business on you. Everything’s advertised. It’s always the big names that you see in the paper like anything. I like to give the Australian dollar back to the Australian people. I think finding that little niche you feel as though you get more. It’s like working for a big company or working for a small company, you actually get treated as a person with a name opposed to just another number and that’s how I felt with Homeland. We did not want to have an open home. We didn’t want to have just people coming through from the local area just browsing to see what was in our house. The fact that we had potential buyers coming through the door every time was fantastic.
He’s got buyers in his books that have obviously come to him, interested in properties. I trusted him that he was going to go through his clientele and bring the right people through and he’s done that. Generally staggered their visits because if you got 50 people in your home you can’t spend quality time with them.
No upfront costs means no risk
Knowing there’s no risk in having to outlay money to try to sale your property is always a bonus. I’ve had friends who have paid a lot of money and put big profiled pictures in catalogues, etc., and hasn’t done them any justice. Once again it’s trusting your real estate agent and having that relationship and hoping it all goes well.
We’re really happy with the value that we got and in actual fact it was probably slightly over what Rocko suggested at we could get originally. It was the right time on the market and we’re really happy with the figure that we received. We knew where our line was so we didn’t have a fixed price or such. We had a start to finish point. Then after a few customers coming through or potential buyers coming through we ended dropping it down to this is the start price and like I said we’re really happy with what we received.
We got exactly what we wanted
It sold for what we started with. When we initially had our first meeting with Rocco we explained to him where our bottom line was and what we wanted for the property. Not what we would like, what we wanted and basically what we needed to do, what we wanted to go ahead and do with our change of lifestyle. The fact that we had offers, don’t get me wrong, we had offers a lot lower than anywhere near the starting price. In actual fact Rocco would ring us and say, “I got them up to this price, I’ve got them up to this price, and I know it’s still not what you want but we’re going to work on them.” At the end of the day he got exactly what we were looking for so can’t ask for anymore than that.
The team has fantastic negotiation skills
Rocco and the team at Homeland real estate, they’re fantastic with their negotiation skills because you get someone who comes in at $670,000 and it’s funny how all of a sudden they find the extra 15,000 to come up to where you need them to be. He delivered that. There was never any pressure to receive anything less than what we actually said we wanted because Rocko knew exactly where we stood and we were basically in the Hunter Valley while he was doing all the hard work. It was fantastic.
There was times that Rocco would give us a call and say, “Look I’ve had a offer on the property. I know it’s not what you want so I’ve told them they’ve got to come higher.” He’s came back with a counter offer and he said, “I still know it’s not quite where it needs to be, leave it with me and I’ll work on them.” If they didn’t come to the party he knew that we weren’t going to close the deal. Obviously we went to another buyer.
You get what you pay for
I think when you’re selling a property it’s not so much about how cheap you can sell the property for. It’s like you don’t go to the shop and buy the cheapest product because you’re going to get what you pay for. If you’re going to pay extra money, you’re going to get exactly what you pay for. That’s like anything in life. Money’s not the issue if you get the quality of the company that you’re looking for.
100% I’d use Homeland again. Absolutely use them again to buy or sell another property. When we’re actually looking to buy a property we went to a couple open homes where they let anyone just walking through the door. They didn’t really want to engage you. We actually went to another property and Rocco was at that property and spent the time with us to go through the property with us. We actually put a deposit on that home and then he also said to us that he had property coming up on the market which he thought would be closer to what we were looking for. That’s when we came and looked at this property. He took the time to bring us through the property. We had really detailed talks about the property outside. He didn’t hide anything from us. He told us that was a issue with the air conditioning unit that it would probably cost us $5,000 to repair. So to me I believed he was being very open and honest. We both felt comfortable so yeah that’s why we ended up going with Homeland.
Your home is in safe hands
When you’re either buying or selling a property it’s always very stressful. When you’re trying to maintain your work, lifestyle balance at the same time it’s the biggest debt that you generally have. Knowing that is in safe hands. Like I said we went away to the Hunter Valley, left the keys with Rocco knowing that the house was fine, it was in good hands, and he stayed in contact with us every second day. Told us where he was at, how many people were coming through the property. Whenever he had a home inspection coming through he’d ring us that afternoon and tell us how many people he had come through, what the feedback was on the property. It made it so much less stressful.
Don’t get me wrong there were times that we all kind of went, “Ohhh,” but that’s just life isn’t it.
Like I said early being such a family knit business, they make you feel welcomed and we feel like we have become a quite a good friend with Rocco. Yes, it’s a business deal but at the end of the day we can sit, we can talk, and we can discuss anything. I think anyone that has dealings with Homeland would feel that. We certainly have in the two times that we’ve dealt with them. I’m sure he does care about us.
